Real Estate Roundup

Acclaimed architect Frank Gehry and two other firms have been selected by the Los Angeles County Department of Public Works to work on a $7 million update to the county’s L.A. River master plan. Gehry’s firm has already been working on its own river plan, an effort that has been criticized by river advocates and others. L.A. Business Journal

Boyle Heights

Plans are moving forward to build 49 affordable apartments for veterans and homeless people in Boyle Heights after Councilman Jose Huizar dropped his long-time opposition to the project. Huizar said he changed his mind after the developer of the project on E. First Street next to the El Mercado shopping center addressed his concerns. Huizar has taken a lot of heat by homeless advocates for stalling the project for five years. L.A. Times

East Hollywood

Eight single-family residences have been announced for a corner lot at W. Maplewood Avenue and N. St. Andrews Place, according to Urbanize. The developer is Square One Homes, and the project at 5000 W. Maplewood Ave. requires demolishing three existing buildings at the 10,000-square-foot site. The new homes are to be three-story buildings, centered around a common driveway.

Echo Park

The nearly completed four-story apartment building that resembles a giant cheese grater on the 1300 block of Sunset Boulevard is shaping up to be one of the neighborhood’s most eye-catching pieces of architecture. The approximately 101-foot-wide aluminum screen shields the building against the sun on the south and west sides of the building. The Eastsider

 A proposed 18-unit, condominium development  proposed for the 200 block of Union Avenue near Temple Street is scheduled to be reviewed by The Echo Park Neighborhood Council’s planning committee on Tuesday, March 13.

Highland Park

There are plans to build 10 small-lot homes at 511 N. Aldalma Avenue near Aldalma Elementary. The Planning Department has received a request to merge three lots and then carve up the property into 10 separate residential sites under the city’s small-lot ordinance.

Los Feliz

A nun involved in a real estate battle with Katy Perry died during a court hearing. Sister Catherine Rose, 89, and her fellow nuns were involved in a dispute with Perry over a former convent in Los Feliz. The nuns wanted to sell the convent to restaurateur Dana Hollister, but a judge ruled in 2016 that the sale to Hollister was invalid, allowing Perry to buy it from the Archdiocese of Los Angeles. In the meantime, Hollister herself – a Silver Lake businesswoman who operates several restaurants– has filed for bankruptcy three months after a jury ordered her to pay $15 million for interfering with the sale of the convent. My News LA

Silver Lake

The L.A. Times notes a trend of painting home exteriors pink – a choice that also, predictably, prompts controversy. While some real estate agents advise against strong colors to appeal to a wider pool of buyers, pink and other bold colors seem to be winning over more homeowners. “That’s what makes Silver Lake eclectic,” said paint store owner Peggy McCloud of the neighborhood’s pink streak. “You’ve got the musicians, the artists here, so anything goes.”

Will a long-time service station be preserved as a classic piece of roadside architecture or will it be demoed for a new building? A City Council motion has been filed to declare the Precision Motors service station at 1650 Silver Lake Boulevard a Historic-Cultural Monument, The Eastsider reported. Meanwhile, the property owners are seeking to demolish the station to build an apartment building with ground-floor commercial space.

A plan to demolish four residential units on Bellevue Avenue for a new small-lot development is going before the Silver Lake Neighborhood Council’s Urban Design & Preservation Advisory Committee on Wednesday, March 14. A motion asks to clear the existing structures at 3415-3417 Bellevue Ave. in order to replace them with 14 new residential units, including two very low income units and one low income unit. Public records indicate the lot is around 7,500 square feet.

The same committee will also take under consideration a proposed 14-unit small lot home development at 760 Hyperion Avenue.

Notable Sales

The director of “Bronson” and “Drive” paid $3.075 million for a four-bedroom, 2.5-bathroom estate in Silver Lake, which sits on a 3,276-square-foot lot, the L.A. Times reported. Danish filmmaker Nicolas Winding Refn’s new, modern home includes a two-story kitchen and an indoor-outdoor lounge.

A 2-bedroom home in the 1600 block of Delta Street in Echo Park sold for $350,000, according to Redfin.  Why so cheap? Perhaps the fact that the home is only accessible via stairway street and is described as a  “fixer upper, handyman special, and needs major TLC” had something to do with it.
