Bulletin Board: First-time home buyer seeks agent recommendations

I am a first time buyer looking for a condo in Los Feliz/Silver Lake area, and I was wondering if anyone had any trust worthy real estate agents they could recommend that work in the area. Any suggestions would be greatly appreciated.

  1. My wife and I went with Margaret Cashion (hillsofla.com) and loved her. She helped us through a tricky short sale with two mortgages (so two banks to approve the short sale) and involved me leaving one job for another (something the bank didn’t like). I got the sense from her website that she dealt mostly with home out of our price range (seven figures), but we were looking around $400 and it was never an issue at all. I’d recommend her to anyone looking in this area.

  3. Trust no real estate agent–their incentives (selling houses at the highest possible price) are not in your interest. Make sure to hire an attorney to go over the documents. Be aware that old houses in this area often have bad foundations and lots of hidden problems. If there is any question about the house, especially if it is on a hill, hire an engineer to look over the site. At the very least hire an inspector who is independent of any of the real estate agents. Have the soil tested–I’ve found very high levels of lead around my old house–others in my neighborhood have found the same. I love living here, but made a few mistakes buying the house I’ve got. I wish I had spent the extra dollars for an attorney and engineer–would have saved a lot of money in the long run.

    • I’m sorry you have such a low opinion of real estate agents! I have been selling real estate for 24 years, and I have SELDOM encountered another agent who was less than ethical. .. maybe two or three in all those years. We are REQUIRED to disclose, and urge our sellers to disclose, anything about the property – good OR bad – that could affect the buyer’s decision to purchase. For any of you who decide to follow “Root Simple’s” advice re hiring an attorney, be aware that you will in all probability be spending money that you do not need to spend. (Not to mention bringing your agent to a slow boil.) We agents are regulated by the State of California. All the forms we use are from, and approved by, the California Association of Realtors. Hiring an engineer, besides being prohibitively expensive, is not usually necessary. If it is, your agent and/or home inspector will advise you. And speaking of home inspectors… they are ALL “independent of the real estate agents”. If we recommend anyone it is because they do a good and thorough job. Our “incentive” is to be paid for a job well done, and our objective is to guide and protect our clients in their quest to either buy or sell property. I resent real estate bashing, and hope you will have a better experience in your next real estate transaction!
